The cost of moving up to a larger house can be considerable with stamp duty, solicitors and estate agent's fees, cost of removal, refurnishing and redecoration as well as the stress waiting for that contract to be exchanged!The cost of building a typical domestic extension is usually for less than the cost of moving home.
Foul & Sewer drains
Water authorities (utility company eg Wessex Water) are very concerned about the detrimental effect that extensions or new buildings can have on the drains that they own and maintain.In general they prefer that no building should be nearer than 3000mm to their drains. If a building is closer, then it is possible to ask permission from the utility company to carry out the work or even build over the drain. They will not always permit this. To obtain permission requires an application to be made and the payment to them of a fee. When a drain is to be built over, it is also necessary to obtain a CCTV survey of the drain. We will make the application for you.To protect your interests, we strongly advise you to ask us to conduct the asset search before proceeding to Planning & Building Control. It is possible to obtain planning permission for a project only then to find that you cannot actually build it at the Building Regulation Plan Approval stage! If there is a drain likely to be affected, then we will have to provide plans as part of the application process.
Planning permission
In some cases you are allowed to build extensions and buildings without planning permission. This is called permitted development. For anything else you have to apply for planning permission. Permitted Development Rights have been removed for many people living on modern housing estates, especially where the gardens are small or the site is prominent.What is or is not allowed is specified in the Town and Country Planning (General Permitted Development) Order 1995. If you are in any doubt, your local Planning Department will be happy to advise you.
Examples of permitted development (subject to size restrictions)
Some small single storey extensions to the side or rear of houses and less than 4 metres high
Loft extensions without dormer windows
Loft extensions with small dormers not looking out onto a road or public highway
Some detached outbuildings more than 5 metres from the house
Planning Permission is about how a building looks in relation to its surroundings and the possible effect it could have on neighbours or the neighbourhood. Your neighbours are consulted about your application and have the right to object.Decisions are made by Planning Officers and in some cases may be made by the Planning Committee. If your application is refused, you can appeal.
